Real Estate Market Update - June 2013

CONFIDENCE
is the buzzword in housing this week:
Home prices could grow as high as 7.2% this year, according to JP Morgan's new report. Analysts there revised 2013 predictions higher -- as well as projections for 2014 and 2015, with an expected 3.9% and 3.2% growth, respectively. All cash sales remain higher than 30% of housing sales, indicating that investor demand is still strong, fueling higher prices in the lower tiered properties in most major metropolitan areas.

Fannie Mae’s recent monthly housing survey showed Americans’ confidence in their ability to buy and sell a home rose sharply in May. The share of respondents who say now is a good time to sell a home climbed to a record high of 40%, compared to 30% in April and 16% a year ago. The share of respondents who say it’s a good time to buy a home also increased, moving up 5 percentage points from April to a survey high of 76%. Americans are more confident in home prices, with the average 12-month expectation increasing 3.9%, compared to 2.7% in April.

Confidence may not seem like a hard indicator for housing, but plays an important role in every real estate transaction. That confidence can mean the difference between making a move and sitting still. It can move the market needle in either direction. The strong gains in confidence in housing going into summer are a significant indicator of where we'll end up this year. The gains in sales and prices are going to far exceed previous expectations.

Don't buy Store Bought Strawberries?

I read a post today on Facebook  about all the Pesticides in Strawberries and that you should only buy ORGANIC.  So I replied to the post and asked if they were recommending that you NOT buy regular strawberries if you couldn't find ORGANIC.  Their reply was a BIG - NEVER BUY STORE BOUGHT NON- ORGANIC Strawberries.

I'm still struggling with Organic vs non organic. Primarily due to the cost. The fact that I've gone 99.9% Plant Based in the last year is a VERY GOOD thing, but obviously the more I read, I find out more and more (good and bad) about that BAD that is in our food.

I am so sad to learn that I should NEVER eat Store bought (like Market Basket type stores or big food stores) strawberries that are not ORGANC - why am I sad?  Basically the cost. On the other hand, I'm saving a considerable amount of money by not buying meat, dairy or processed foods so buying ORGANIC is becoming less and less of an issue (but it still is) . I'm working on it. And I'm happy the Farmers Markets are spreading and I can buy more locally grown foods while at the same time supporting local farmers.   For those of you new to the area or new to Farmers Markets - Click Here for Farmers Markets in New Hampshire

Every Weekend Is Open House Weekend!

ACCORDING TO JIM WEICHERT,
EVERY WEEKEND IS OPEN HOUSE WEEKEND

MORRIS PLAINS, N.J., May 8, 2013 -- During the last weekend in April, the National Association of REALTORS (NAR) held its annual Nationwide Open House Weekend. The purpose of the event was to encourage Realtors throughout the country to host as many open houses as possible. The event was a success. In fact, Weichert, Realtors alone hosted more than 3,100 open houses that attracted more than 21,000 homebuyers in the areas where it operates company-owned offices.
“While a special weekend for open houses is great, I believe wholeheartedly that every weekend is a great weekend to hold an open house,” said Jim Weichert, president and founder of Weichert, Realtors. “That’s why open houses are an integral part of our marketing strategy at Weichert. For as long as I’ve been selling homes, I always tell people that if their home is on the market, they need to consider holding an open house as often as it is possible. That’s how they’ll get their house sold."
According to Weichert, Realtors’ internal statistics, nearly 1 million potential buyers attended Weichert open houses last year, and historically one out of every three Weichert open houses leads directly to a sale. An open house gives potential homebuyers an up-close and personal look at the property for sale, and allows them to make a connection with the home. Once they’re there and imagining themselves living in the home, buyers are immediately more emotionally invested.
“If you don’t have a home to sell, but are looking to purchase one, open houses are also a very effective search tool," continued Weichert. “Open houses offer the opportunity to see numerous homes on the market in a short period of time. Buyers who already know the neighborhood that interests them and their price range can hone in on the specific homes that meet their requirements. For those who are just starting their home search, open houses are an excellent way to explore a variety of neighborhoods, home styles and price points all in one afternoon."
According to Weichert, even if you are not currently in the market to purchase a home, open houses provide an opportunity to speak with a real estate sales professional to learn more about the local market, discover the benefits of homeownership and gain an understanding of the homebuying process.
To find open houses in your area, visit www.weichert.com/openhouse, where you can also create an open house tour, get turn-by-turn directions or a printable list of the homes and addresses.
